Concrete restoration is the process of repairing surface-level damage on an existing concrete slab and bringing it back to a functional, visually clean condition. It covers everything from filling cracks and fixing chips to grinding down uneven areas, patching spalled surfaces, and re-leveling sections that have shifted slightly over time.

Restoration is different from replacement. We don’t tear out your slab and pour a new one. We work with the concrete you already have, fix the damage, and prepare it for a new decorative finish if you want one.

At Austin Innovative Concrete, we handle restoration as the first step before applying stained concrete, polished concrete, epoxy coatings, or decorative overlays. If your slab has damage, we fix it first so the finish bonds properly and lasts.

Common Concrete Problems We Fix

Austin’s climate puts concrete to the test. Extreme summer heat, freeze-thaw cycles in winter, heavy rain, and expansive clay soils all contribute to surface damage over time. Here’s what we see most often and how we address it:

Surface Cracks. Hairline cracks and spider-webbing caused by shrinkage, temperature changes, or minor settling. We fill and seal these before applying any decorative finish.

Spalling and Flaking. When the top layer of concrete breaks away in chips or flakes, usually from moisture intrusion or poor original finishing. We grind the surface smooth and apply a bonding overlay or coating.

Discoloration and Staining. Oil stains, rust, hard water deposits, and UV fading that cleaning alone can’t remove. We prep the surface and apply stained concrete or epoxy to restore a uniform appearance.

Pitting and Scaling. Small holes and rough patches caused by freeze-thaw damage or deicing chemicals. We fill, smooth, and resurface the affected areas.

Uneven or Settled Sections. Minor settlement where one section of a slab has shifted relative to another. We grind transitions smoothly so the surface is level enough for a new finish.

We don’t handle major structural failure, foundation work, or full slab replacement. If your concrete has deep structural issues, we’ll tell you upfront during our free estimate and refer you to a foundation specialist if needed.

Where We Restore Concrete

We restore concrete surfaces in both residential and commercial settings:

Residential: garage floors, patios, driveways, pool decks, front porches, walkways, interior living areas, and basements.

Commercial: warehouse floors, retail showrooms, restaurant floors, hotel entryways, office buildings, and outdoor common areas.

Restoration is often the first step in a larger project. Many of our clients come to us with damaged concrete and leave with a fully restored, refinished surface that looks completely new.

We serve Austin and surrounding communities, including Round Rock, Cedar Park, Georgetown, Pflugerville, Lakeway, Leander, Bee Cave, West Lake Hills, and more.

Our Restoration Process

Every restoration project follows a consistent process:

  1. Free On-Site Assessment. We visit your property, inspect the slab, identify all damage, and discuss your goals. We’ll give you a clear picture of what can be restored and what finish options are available.
  2. Surface Preparation. We clean the slab thoroughly, then grind, shot-blast, or diamond-polish the surface to remove old coatings, stains, and loose material. This step is critical for proper adhesion.
  3. Crack and Damage Repair. We fill cracks with flexible epoxy or polyurethane filler, patch spalled areas, and smooth uneven sections. Every repair is done to ensure the surface is ready for a decorative finish.
  4. Decorative Finish (Optional). Once the slab is restored, you can leave it as clean, repaired concrete or we can apply a stained, polished, epoxy, or overlay finish. Most clients choose to combine restoration with a decorative upgrade.
  5. Seal and Protect. We apply a protective sealer to guard against future moisture, UV exposure, and wear. Sealer type depends on the finish and whether the surface is indoor or outdoor.
  6. Final Walkthrough. We review the completed project with you, answer questions, and provide care instructions.

Most residential restoration projects are completed in 1 to 3 days, depending on the extent of damage and whether a decorative finish is applied.

Restoration vs Replacement. How to Know Which You Need.

Restoration is the right choice when your concrete is structurally sound but visually damaged. Surface cracks, stains, spalling, and discoloration are all fixable without tearing out the slab.

Replacement is necessary when the concrete has serious structural damage, such as major heaving, wide cracks that go through the full depth of the slab, or significant settling that affects drainage or safety.

Here’s a quick guide:

Choose restoration if: the slab is level (or close to it), cracks are surface-level, the damage is cosmetic, and you want to add a decorative finish.

Choose replacement if: the slab has shifted more than an inch, cracks are wider than 1/4 inch through the full depth, the concrete is crumbling from the inside out, or there’s an active foundation issue.

We’re honest about what we can and can’t fix. If your slab needs replacement, we’ll tell you during the free estimate. We’d rather turn down a job than do one that won’t hold up.

Frequently Asked Questions

It depends on the area size, the type of damage, and whether you’re adding a decorative finish afterward. We provide free on-site estimates with transparent pricing so you’ll know the full cost before we start.

In most cases, yes. Surface cracks, hairline fractures, and minor spalling can all be repaired and resurfaced. Structural cracks that go through the full depth of the slab may require replacement. We’ll assess your slab and give you an honest recommendation.

Most residential projects are completed in 1 to 3 days. Simpler jobs, such as crack filling and resealing, can be completed in a single day. Projects that include a decorative finish (staining, epoxy, overlay) take an extra day or two.

Restoration focuses on repairing damage, including filling cracks, patching spalled areas, and grinding uneven sections. Resurfacing means applying a new material layer (overlay) on top. Restoration is often done first, then resurfacing is applied as the finish.

Yes. We handle interior floors (living rooms, basements, garages) and outdoor surfaces (patios, driveways, pool decks, walkways). The repair methods and sealers we use are matched to whether the surface is indoor or outdoor.

Yes. A properly restored and sealed concrete surface will last years with basic maintenance. We use commercial-grade fillers and sealers that are designed to withstand Austin’s heat, UV exposure, and moisture.
